Whatever material your home or business premises is made of, look closely at the roof and walls and it is likely that you will see some form of organic growth, moss, staining from pollution and a build-up of cobwebs and other pests. White or cream coloured render is a popular modern finish for walls, domestic properties, office and apartment buildings and looks fantastic when new and clean but can quickly discolour and stain and become an eyesore. Historic stone buildings are often worst affected by environmental staining and where stone has been eroded surfaces are left fragile and easily damaged. For many years, a solution to this problem was pressure washing or high-pressure jetting, cleaning the surface with a powerful stream of water.
More recently however, a greater understanding of the nature of the problem has led to the development of new methods and a completely new approach to exterior building cleaning. Here’s why…
Imagine you have a gravel path and a troublesome weed appears. Week after week, you pass and snap off the weed at the stalk yet time after time it returns, how long before you become frustrated and look for an alternative solution? Do you dig up the gravel to get down to and pull the weed up or do you simply purchase weedkiller and spray it around the base of the plant where it will penetrate into the ground and kill the weed from the root without disturbing your gravel?
Similarly, while it is possible to clearly see the effects of organic growth and staining on the surface of your building’s wall or roof, what we cannot see is what is going on below. Algae, mould, fungus, and other bio-organic matter literally roots itself into the structure, infecting not only the surface but the material below. When we attack the surface with water under pressure, what we are effectively doing is pruning the outer shoots, spreading the problem and forcing the organisms further into the surrounding material. While this method can appear to be effective short term, these roots will quickly re-sprout and multiply and the problem and staining will return. Over time and repetition, this high-pressure jet of water also starts to break down the surface, damaging the finish and the actual structure of the building. This cycle of ‘cleaning’ buildings too has a financial cost, needed to be repeated regularly, often every year to maintain the appearance!
Instead of simply ‘cleaning,’ it seems what is needed is a method of ‘treating’ the infestation and killing it from the root.
